When this method is useful
It can support enquiries involving walls, ceilings, bathroom areas and floors. Patterns recorded over an area are more informative than an isolated high reading.
What happens during the investigation
The engineer considers the material being measured, compares locations and relates the pattern to possible water routes. Readings can support documentation of affected areas and guide further checks.
What it cannot establish on its own
A moisture meter does not automatically identify the cause of damp or prove that a pipe is leaking. Material differences, salts and conductive elements can affect readings and must be considered.
How we combine the evidence
System tests and visual or borescope inspection help distinguish escaping plumbing water from other sources of moisture.
Good detection is a sequence of decisions. We use the observations to narrow the question, check whether the results agree and explain the practical implications before proposing access. This helps you understand the reason for the work rather than simply seeing a piece of equipment in use.
Preparing for the visit
Keep the affected area accessible where safe. Share photographs and the timing of changes; mention recent drying, heating, decorating or damp treatments.
The method is part of the service
The engineer selects suitable methods within the agreed investigation. Our £1,750 residential package also includes necessary access or excavation, the plumbing repair, parts, materials, appropriate retesting and an Written Trace & Access report. It is not a promise to use every listed technique at every property.
All our work within the agreed scope has a one-year workmanship warranty. Decorative and remedial reinstatement is excluded. Commercial work receives an individual quotation.
Documenting useful findings
Where a result supports the investigation, the report explains its relevance to the source, access or repair. Photographs are included where appropriate. The report can support an insurance submission, but your insurer determines eligibility and reimbursement under your policy.
