The kitchen floor is the affected area, not a diagnosis
Water beneath a kitchen finish may come from an accessible connection, a concealed hot or cold feed, a waste path or another part of the property. The position where flooring lifts or moisture emerges is a clue. It does not identify the leaking joint on its own, particularly where water can move along the floor layers.
Notice the relationship with use
Explain whether the area becomes wetter after a dishwasher or washing-machine cycle, sink use or ordinary hot-water demand. A continuous supply loss may behave differently from a use-related escape. Do not repeatedly run a suspected appliance while water is damaging the building; safe observations and a timeline are enough to support the initial discussion.
Keep refurbishment information available
Photographs taken before units and flooring were installed can reveal pipe routes or changes hidden from view. Tell the engineer when the kitchen was altered and when the symptoms began. A recent alteration is relevant context, but testing should establish the source rather than presume that the last work caused the leak.
Use evidence to guide the opening
Suitable isolation, moisture mapping and other methods may help assess the system and narrow the likely source. The engineer then explains the access needed to confirm and repair the fault. Cabinets, floor layers and access panels can affect what is practical, so permission and the likely effect on finishes should be understood before opening.
Plan the plumbing and the finish separately
