Choose an authorised point of contact
Decide who can agree the scope, approve access and respond while the engineer is on site. A tenant may be able to provide entry but not authorise opening a wall or floor. Resolve that distinction before attendance.
Gather the property history
Previous detection visits, boiler checks and bathroom repairs can be valuable. Provide the reports rather than a short summary if possible. Include tenancy access arrangements, managed-building restrictions and any known shared services.
Confirm the commercial arrangement
The £1,750 package is for an agreed residential job. Portfolio, communal or commercial instructions may require a separate quotation. Clarify who is instructing and paying, and discuss insurance-report requirements before the booking is confirmed.
Plan the follow-up trades
Stopping the plumbing leak may leave drying or reinstatement to arrange. Keep the report, repair record and warranty with the property file and communicate the next steps to the relevant parties. The included plumbing work should not be confused with excluded decoration and finishes.
