HOMEOWNER GUIDE / HEATING

Heating leak detection in Ascot: what to check before lifting a floor

A guide for Ascot and SL5 enquiries involving pressure loss, multiple zones and concealed heating routes.

Start with the pressure-loss history

For an Ascot heating enquiry, record how quickly the pressure falls and whether it changes with heating operation. A falling gauge can relate to a pipe leak or another system fault. Prior boiler-engineer findings are useful because a concealed heating route should not become the default suspect without the wider system being considered.

Explain any zones and manifolds

If your SL5 home has several heating zones, identify which circuits serve which rooms and where the manifolds or controls are located. Radiators and wet underfloor heating may share parts of the system. Suitable isolation and testing can help narrow the section in question before specialist localisation begins.

A warm floor does not show the exact leak point

Thermal imaging can reveal temperature patterns under suitable conditions, but heat spreads through floor layers. The image needs to be interpreted with the installation and other evidence. Tracer testing or appropriate system checks may add information, while membranes and voids can also affect where signals appear.

Discuss the floor before access

Provide plans or refurbishment photographs showing concealed routes where available. Tell us about the floor finish and any restrictions that affect opening it. The engineer explains why access is proposed and what the surrounding reinstatement will require. Necessary plumbing access is included in the agreed package; restoring the finished floor is separate.
